Retail-unit clearance should establish the agreed landlord or next-tenant condition. Removing fixtures is only part of preparing a unit for a new fit-out.

Apsley Contracting assesses commercial requirements in London and the South East. See our commercial property clearance service for scope and tender enquiries.

Confirm the landlord’s instructions

Identify shopfronts, counters, shelving, signs, joinery and tenant installations to remove or retain. Lease-end and dilapidations schedules should be interpreted by the client’s advisers, not assumed from a contractor’s clearance scope.

Agree salvage items, ownership and disposal permissions. Clearance does not constitute legal confirmation that all lease obligations have been fulfilled.

Check shared services and specialist equipment

A shop in a parade or shopping centre can share supplies, alarms, ventilation or common routes. Isolations and disconnections require authorised coordination with the responsible parties.

Refrigeration, commercial kitchen systems and heavy equipment may need specialist dismantling or disposal. Do not include these within ordinary furniture waste without assessment.

Sequence around neighbours and trading hours

Loading access, delivery windows, public routes, neighbouring occupiers and centre rules shape the removal method. Dust, noise and security interfaces should be recorded in the tender information.

Relevant asbestos surveys and retained-structure information are needed for intrusive removal. Survey limitations must be resolved before disturbing affected materials.

Agree the shell handover

Define floor and wall residues, fixings, penetrations, capped services and making-good responsibilities. “Ready for fit-out” needs a written specification that the incoming contractor can use.

Clearance, soft strip, selective internal removal and waste management can be combined where suitable, with phased handover and appropriate documentation.

Discuss your scope or issue an ITT
