A comparable tender starts with a comparable scope. The estimator needs to know the removal extent, retained condition, site constraints and responsibilities—not just an approximate floor area.

Apsley Contracting assesses commercial requirements in London and the South East. See our soft strip demolition service for scope and tender enquiries.

Issue a coordinated removal schedule

Use plans with a removal legend, room or zone references and a written schedule. Identify ceilings, partitions, finishes, joinery, installations and equipment separately, with quantities where available.

Define retained fabric and services, protection requirements, salvage items and ownership. If information is provisional, identify it clearly rather than allowing each bidder to make different assumptions.

Provide surveys and constraints

Include relevant pre-construction information, asbestos surveys and structural information for affected areas. Record survey limitations, inaccessible spaces and who is responsible for resolving them.

State occupancy, working hours, loading access, lift use, floor-loading limits, waste storage and shared routes. The principal contractor’s site procedures and programme interfaces should accompany the ITT.

Separate responsibilities and exclusions

Allocate service isolation, disconnection, temporary works, specialist appointments, approvals and making good. Clarify who supplies welfare, access equipment, containment and collection arrangements.

An itemised tender should distinguish labour, supervision, protection, removal and waste management, with provisional quantities or sums identified where information is incomplete.

Agree programme and handover

Issue the tender deadline, proposed start, phasing, completion milestones and handover requirements. State any dependencies on tenant vacation, isolation certificates or specialist survey work.

Level returns against the same assumptions. Clarifications about waste quantities, retained elements and making good are more useful before appointment than after removal starts.

Discuss your scope or issue an ITT

Send the project location, removal schedule, drawings, relevant surveys, access constraints and intended programme. We will review the requirements and confirm the next steps.
