What Determines the Cost of a Commercial Strip-Out?

Floor area alone is a poor basis for comparing commercial strip-out prices. Removal extent, access, material types, protection and the required completion condition all affect the tender.

Apsley Contracting assesses commercial requirements in London and the South East. See our soft strip demolition service for scope and tender enquiries.

Extent and construction of the fit-out

An open office with lightweight partitions differs from a multi-level unit containing masonry, heavy fixtures and layered floor finishes. Quantity, fixing method and material weight affect labour and waste.

A selective strip around retained finishes can require more protection and careful sequencing than full removal. Mark-up plans and schedules are more informative than an undifferentiated square-metre figure.

Access and programme constraints

Lift availability, stair-only access, loading windows, vehicle limits, floor loading and storage space determine how materials leave the building. Occupancy and restricted working hours can change productivity and phasing.

The tender should identify dependencies on surveys, tenant vacation, service isolations, approvals and specialist works. A compressed programme should not be assumed achievable simply by adding labour.

Waste types and destination requirements

Timber, metals, plasterboard, inert waste and mixed materials can require different containers and receiving arrangements. Hazardous or contaminated waste needs separate assessment and suitable routes.

Estimate quantities where information permits and show provisional items where it does not. Labour, containment, transport, disposal assumptions and documentation should be visible in the quotation.

Compare returns on the same basis

Clarify making good, residual adhesives, retained services, access equipment, supervision and handover inspections. Different exclusions can make lump-sum prices appear comparable when they are not.

Apsley does not publish invented strip-out price benchmarks. Send the scope, drawings, surveys and access details for a project-specific review and itemised package quotation.

Discuss your scope or issue an ITT

Send the project location, removal schedule, drawings, relevant surveys, access constraints and intended programme. We will review the requirements and confirm the next steps.
