Commercial Winter Gritting in London: How Our Weather-Monitored Service Works
How seasonal weather monitoring, agreed treatment triggers, priority routes, white salt and snow clearance form a practical commercial winter plan.
By Apsley Construction · Published
For facilities managers, commercial landlords and managing agents, winter weather presents a recurring operational challenge.
Frost, freezing rain and snow can make pedestrian walkways, building entrances, car parks and service yards hazardous.
The challenge is managing that risk proactively without arranging unnecessary treatments every time the weather turns cold.
At Apsley Construction, we offer a structured commercial gritting and winter-maintenance service for managed properties across London and Surrey.
Our approach combines seasonal weather monitoring, agreed treatment triggers, practical site planning and responsive winter operations.
The objective is simple: help keep properties accessible and reduce avoidable winter-related risks through a planned, proportionate service.
Our commercial winter gritting and snow-clearance service supports agreed seasonal arrangements for single properties and suitable multi-site portfolios.

A Smarter Approach to Commercial Winter Gritting
Traditional winter maintenance can involve either routine treatments regardless of prevailing conditions or last-minute telephone calls when ice has already formed.
Neither is ideal for a busy facilities manager.
We favour a hybrid approach built around a fixed monthly seasonal monitoring arrangement with ongoing forecast and risk review and treatments activated by pre-agreed weather conditions.
Rather than leaving a property manager to review the weather every evening and decide whether a contractor should attend, a structured arrangement allows that decision-making process to be planned in advance.
How Our Winter Gritting Service Works
The fixed monthly arrangement covers ongoing risk-based monitoring throughout the agreed season, not a single weather check each month. Treatment thresholds, attendance windows and authorisation arrangements are agreed with each client.
Step 1: Property Assessment
We begin by understanding the property, its use and its operational requirements.
This includes reviewing:
The assessment helps establish which areas require priority consideration.
- Main pedestrian entrances.
- Paths, ramps and steps.
- Vehicle entrances and internal roads.
- Car parks and loading areas.
- Known ice-prone locations.
- Drainage and surface conditions.
- Operating hours and access arrangements.
Step 2: Agree the Treatment Plan
Before the winter season, we agree which areas should receive precautionary gritting and under what conditions.
Some sites require comprehensive treatment across extensive hardstanding areas.
Others may benefit from prioritising entrances, pedestrian routes and selected access areas.
The plan also addresses access arrangements, site contacts, reporting and the circumstances in which further treatment may be required.
Step 3: Ongoing Weather Monitoring
Throughout the agreed winter period, weather forecasts are reviewed against the site's treatment criteria.
Particular attention is given to ground-surface temperatures, frost risk, moisture and forecasts for freezing precipitation or snow.
Ground temperatures can fall below freezing even when the reported air temperature remains above zero.
This is why a weather-led winter-maintenance plan considers more than the headline temperature in a standard forecast.
Step 4: Activate Treatments When Conditions Require
Where agreed trigger conditions are met, precautionary gritting can be scheduled for the appropriate treatment window.
This may involve evening or pre-opening attendance so that priority routes receive treatment before people are expected to use them.
The precise arrangements are established for each property.
Step 5: Record the Work
Where included in the service agreement, attendance records can document the treatment date, time, coverage, materials and photographic evidence.
This helps property managers maintain a useful record of winter-maintenance activity.
Why We Prefer Quality White De-Icing Salt
For suitable commercial surfaces, our preferred treatment uses quality white de-icing salt.
Unlike traditional brown road salt, white salt has a cleaner appearance and generally creates less dark, gritty staining.
This is particularly relevant to office entrances, pedestrian forecourts, managed residential developments and other locations where appearance and building cleanliness matter.
Salt selection remains dependent on the surfaces involved, and even white salt can leave deposits or affect sensitive materials.
Snow Clearance and Additional Winter Support
Our winter-maintenance offering also includes agreed snow-clearance arrangements.
When snowfall affects entrances, paths, parking areas or access roads, mechanical or manual clearance may be required before further de-icing treatment.
We can also discuss grit-bin provision and replenishment, together with related seasonal services such as leaf and drainage clearance.
